Green Condo
This contemporary condo is a stylish, aesthetically pleasing renovation designed by architect Richard Poole. It was completely renovated to Energy Star standards with energy efficient building practices in 2009. Flash and batt insulation, comprised of 1/2″ closed cell foam with blown cellulose insulation to creating R19 on existing first and second floors, and R25 on new third floor built with 2×6 walls.

While the interior is only 2100 SF, it feels much larger. Large windows on all floors and four decks extend the living space on the second and third floors. Each deck has its own character. The second floor south deck is a secluded intimate space. The third floor deck is perfect for gathering with friends. The two north decks, on the other hand, feel more urban, with plenty of opportunities for people watching.
The family room on the third floor has a spectacular view of the ocean and views on all sides to observe changes in the weather. A kitchenette offers convenience for entertaining and living in this room with a view. An energy efficient 19 SEER Samsung mini split heats and cools it.
The crowning point is a large 544 SF rooftop deck providing a spectacular 360 degree view, higher than any other home in the area! Imagine watching the sunrise with your coffee or sunset with an aperitif!
On the ground floor, the kitchen opens to a Great Room for dining and sitting by the energy efficient electric fireplace, which can add heat in the winter or provide a cool cozy light in the summer. Either way, it contributes to healthy indoor air. The kitchen sports granite countertops, cherry cabinets and a kitchen island. Side by side refrigerator, dishwasher, range, microwave, electric washer and dryer and electric hot water heater are included.
Designed by architect, Richard Poole, the house is designed to be spectacular at night when most people are home. The view from the street or from the rooftop deck looking down on the other cantilevered decks is glorious. Dimmers on all light switches add to the delight (and energy efficiency) inside.
The bamboo staircase is pure delight to walk upon. Each time you go up or down the stairs, it gives a moment of pleasure.
Sherwin Williams Harmony zero VOC paint, zero VOC caulks and water based finish on the bamboo stairwell all contribute to healthy indoor air. Tile and laminate hardwood floors are easy to clean and keep outside contaminants out of the home.
An intimate fenced yard with permeable pavers and decking has no grass to mow but enough flower beds to satisfy the weekend gardener. An outside shower provides private space to wash off after the beach. It’s one block to the widest beach at Virginia Beach and two to an entrance to First Landing State Park.
